Diamond Condominium: building on strong foundations

PHUKET: All good projects begin with strong foundations. To make theirs even stronger, the developer of Diamond Condominium in Cherng Talay inaugurated an environmentally friendly piling system called “Hydraulic Static Pile Driver” at the initial stage of the project’s construction.

Following the official land blessing ceremony in mid January, the first of 768 piles was laid using the “Hydraulic Static Pile Driver” technology, marking the first time such a piling system has been used in Southern Thailand.

“We used the hydraulic piling system as part of our ongoing commitment to minimize the impact on the environment and adjacent upmarket residences,” explains Jo D’hondt, managing director at Silk Projects Co.,Ltd. the company behind the development.

“Piles are driven in with virtually no vibration, which means there is less chance of damaging the steel and concrete pile heads,” he adds explaining that such piles can be more accurately inserted compared to traditional hammer-driven ones which can damage the quality of foundations.

And as the Hydraulic Static system generates virtually no noise, neighbors should be glad as well.

However, this commitment to quality doesn’t end with the foundations. Everything in the project, from the amenities available for the residents to the architectural style will reflect the up-market feel of the project’s location in a high-growth area between Laguna and Surin Beach.

Located on a land plot of over 5 rai (9,472.4sqm) the finished project will comprise four buildings with approximately 350 apartments, available in three different configurations – one bedroom in eight different styles of 33.1sqm to 78.4sqm; two bedroom in seven versions between 50.2sqm to 100.4sqm, as well as yet unspecified number of three bedroom apartments.

“We have some flexibility with our floor and room plans allowing us to combine two- and one-bedroom apartments to provide a bespoke three bedroom option,” explains Mr D’hondt.

All units come with built-in appliances in the kitchens and bathrooms, air conditioners, wallpapers and key-card entry, while all other items are provided as part of the comprehensive turnkey furniture and accessory package.

The project design is distinguishable by its clean building lines, spacious park-like landscaping and modern and functional interior spaces.

“We have avoided traditional interior themes incorporating timber finishes, as these tend to darken the interiors and make them seem smaller,” adds Mr D’hondt.

Those residing at the Diamond Condominium will have access to three swimming pools, as well as kids and Jacuzzi pools; family BBQ areas; reception area; clubhouse with a 24-hour breakfast bar; a dining area; fitness room; mini market; and laundry service – not to mention the ever-growing offer of retail and dining options in fast developing Cherng Talay.

And with a rental program designed for owners who require a flexible usage option and a developer-backed guarantee of 7 per cent for 3 years, with 30 days complementary owner usage, Diamond Condominium offers something for the more business minded buyers as well.

Even though the handover of the 900-million-baht project is scheduled for November 2016, 120 units have already been sold. Prices range from 2.8 to 9.20mn baht.

The piling is expected to take three months to complete.
